Thank you for visiting the Bayberry Lakes Homeowners Association website. Our goal is to provide you with all our community information in one convenient location. This includes upcoming events and activities, community resources, and information about the Bayberry Lakes HOA.

OUR COMMUNITY

We are located off I-95 in Daytona Beach, just between the western side of the LPGA International Golf Course and north of the Daytona Beach Municipal Stadium. Our location is quiet and peaceful, yet offers great access to all the attractions our town has to offer.

The Bayberry Lakes community also includes a clubhouse, basketball courts, playground and a swimming pool.

OUR BOARD

The Bayberry Lakes Homeowners Association, Inc. was established to create a safe and friendly environment for our neighborhood and to administer the by-laws and covenants of our community. Our Association is governed by a Board of Directors, comprised of residents who have been elected to these positions and serve voluntarily.

The Board cordially invites you to attend the monthly board meetings. These meetings offer valuable and up-to-date insights into the happenings within the association and provide an opportunity for members to engage in decisions that impact the entire community. It’s also a chance to connect with the board members, as well as fellow association and community members.

Our responsibilities include:

  • Providing administrative support and guidance to the Board of Directors, in assisting with coordination of board and membership meetings, record keeping, and communications.
  • Enforcement of the Association’s rules and regulations as dictated by the governing documents and promulgated by your Board of Directors.
  • Oversight of vendors hired by the Association for contractual obligation compliance.
  • Other duties as specified by the Board of Directors or outlined in the Association’s management contract to support the operations of the Association.

GOVERNING DOCS

All properties are subject to the Declaration of Covenants, Conditions, Restrictions, Easements, and Reservations, commonly referred to as the Covenants or CCRs, as established by the developer.

We encourage all homeowners to take the time to carefully review the CCRs and other governing documents to ensure compliance and understanding of the community’s rules and regulations.

The Articles of Incorporation, also known as the Certificate of Incorporation or Corporate Charter, are the foundational documents that outline the rules governing the community.

The purpose of this document is to inform homeowners about the objectives, scope, and application of design standards and restrictions that help preserve the aesthetic appeal and environmental quality of the community. It outlines the specific design standards and guidelines adopted by the Board of Directors of the Homeowners Association.

Additionally, it details the application and review process that homeowners must follow when seeking approval for any exterior modifications or changes to their homes or lots.

To preserve the uniform appearance of the community and ensure it remains inviting and attractive, the HOA has established a set of rules, procedures, and policies designed to promote harmony and maintain the community’s appeal.

NOTICES

Board meetings are held on the 3rd Tuesday of every month at 6:00 pm in the Clubhouse. Residents are encouraged to attend.

ARC INFO

The Architectural Review Committee (ARC) meetings are held on the 1st Wednesday of each month at 6:00 pm in the Clubhouse.

If you have any questions regarding rules, regulations, or the overall application process, please submit questions to support@toutmgmt.com.

The following explains when notice must be made to Tout Property Management.

Notice Required:

  • Repainting your home (even with same colors)
  • Replacing windows or doors (even with same item)
  • Removing fencing
 

No Notice Required:

  • Adding trees to property without removing trees
  • Planting flowers, shrubs, plants in beds with no permanent structure
  • Placing fake rock over back flow preventer
  • Changing mulch or replacing mulch with rock

Architectural review requests must include detailed drawings and a survey showing the proposed changed drawn to scale.

ARC approval is needed to change the color scheme on your home. You must pick from the approved colors list. See the ARC Specifications section for more details. 

If you want to paint the door only, please pick a color from the door page. If you pick a door color from the 21 other schemes, then you must follow the entire color scheme, including the garage door, shutters, trim, etc.

Please include a current photo of the house with ARC and paint colors.

*All applications MUST be submitted no later than the 20th of the month in order to be reviewed at the following month’s ARC meeting.

After ARC approval, all changes are subject to requirements of Daytona Beach and/or Volusia County.  If a permit is required, submit a copy to the Architectural Review Committee.

CLUBHOUSE INFO

The Bayberry Lakes Clubhouse is located at:

120 Elderberry Lane, Daytona Beach, FL 32124

The clubhouse is available for rent to homeowners within our community.

The clubhouse may not be used for commercial purposes. Commercial use is defined as any activity conducted by a professional in a manner typical of their profession, whether for a fee or free of charge. This includes, but is not limited to, services such as physical fitness training, swimming lessons, tax preparation, legal advice, financial planning, sales, marketing, or religious instruction. Additionally, the user may not charge admission for any event held at the clubhouse, nor may goods or services be sold at the clubhouse, pool, or any surrounding common areas.

If you wish to rent the clubhouse, please download the rental application and inspection form. Both completed documents should be submitted to TOUT Management. A $250 security deposit must be mailed to the management company within 10 days of submitting the application.

Bayberry Lakes Yard of the Month was established to reward exemplary lawn care in the community. The purpose of the program is to recognize neighbors who demonstrate above-average efforts in maintaining their property. This is a great award and the program is administered entirely by volunteers.
